About M Clean

Fabric Sofa Cleaning, Done Properly

Sofas rarely look dirty overnight. The change is gradual, which is why most people only notice how much a fabric has taken on once a cleaned section sits next to an untreated one. What accumulates is everyday: dust, skin cells, body oils from daily use, and whatever gets tracked in from outside.

M Clean is an NEA-licensed cleaning company, and fabric upholstery is one of the services we handle most often. We use deep extraction rather than surface scrubbing, and we assess the fabric before we start rather than applying the same approach to every sofa that comes our way.

As a fabric sofa cleaning specialist in Singapore, we work with the materials that trip most people up — microfibre, linen and cotton blends, velvet, and multi-seat sectionals — each assessed on its own terms rather than treated as one generic sofa cleaning job. If your home needs more than just the sofa done, our full range of cleaning services also covers mattress cleaning, carpet & rug cleaning and move-in/move-out cleaning.

NEA-Licensed Cleaning Company

A registered cleaning business operating in accordance with applicable industry and regulatory requirements, not a freelance operation.

Professional Extraction Equipment

Commercial extraction machines that flush the fibres and draw the soiling back out, rather than moving it around on the surface.

Fabric Assessed Before We Start

Pressure and moisture are adjusted to the material. If a fabric is not suitable for our process, we say so before booking.

Transparent, Fixed Pricing

An itemised quote is agreed before work begins. No post-job charges and no add-ons discovered halfway through.

“More Than Surface Cleaning”

Deep extraction reaches the soiling that has worked its way below the surface of the fabric, where a household vacuum cannot follow. The difference usually shows most clearly along the seams and armrests.

Why Choose M Clean

What You Can Expect From Us

We would rather be clear about what we do well than promise outcomes we cannot stand behind. Here is what comes with every fabric sofa job.

Fabric-Matched Approach

Microfibre, linen and blended fabrics each behave differently under moisture. We adjust pressure, temperature and dwell time to the material rather than running one setting across every job.

Deep Extraction, Not Surface Work

Heated solution is worked into the fibres and drawn back out with the loosened soiling. This reaches well below the surface layer that a household vacuum can manage.

Pet Hair & Everyday Soiling

Thorough vacuuming before extraction lifts loose fur and grit, including what settles along seams and under cushions where it usually collects fastest in pet households.

Honest Stain Expectations

Marks are treated individually by type and many lift well. Where a stain has already penetrated the fibres we will tell you at the walkthrough rather than promise a result we cannot deliver.

Reasonable Drying Times

Because the moisture is extracted rather than left to soak in, most sofas are dry within four to eight hours. We advise on fan placement and airflow before we leave.

48-Hour Revisit Guarantee

If any area within the agreed scope was missed or falls short of the standard we discussed, tell us within 48 hours and we return to rectify it at no additional charge.

Pricing

Fabric Sofa Cleaning Price Guide (Singapore)

Fabric sofa cleaning cost in Singapore depends on a few real factors, not a flat number. We would rather confirm an accurate figure with you directly than quote a price online that changes once we see the actual sofa.

Seater Size

A single armchair, a 2-3 seater sofa and a full L-shape sectional all take different amounts of solution, time and labour, so pricing scales with the size of the piece.

Fabric Type

Microfibre, linen, cotton blends and velvet each need different pressure, moisture and dwell time, which affects how long the job takes.

Condition & Stains

A sofa with heavy pet fur, set-in stains or years since its last clean generally takes more time and attention than routine maintenance cleaning.

Send us a photo of your sofa on WhatsApp or give us a call, and we will confirm an itemised quote before anything is booked — the figure agreed upfront is the figure you pay, with no add-on charges introduced once the job begins.

How It Works

How We Clean Your Fabric Sofa

Five stages, in the same order every time, so the result does not depend on who happens to be on the job that day.

1

Assessment

Our technician checks the fabric type, the condition of the upholstery and any existing marks or damage. This determines the pressure, moisture and products used, and it is also the point at which we flag anything that may not fully lift.

2

Thorough Vacuuming

Cushions are lifted and the whole piece is vacuumed, including seams, crevices and the frame beneath. This removes loose fur, grit and dust so the extraction stage is not working through a layer of dry debris.

3

Pre-Treatment

A cleaning solution suited to the fabric is applied and given time to loosen embedded soiling and break down marks. That dwell time is what allows the next stage to lift dirt without aggressive scrubbing.

4

Deep Extraction

Heated water and solution are worked into the fibres while the machine simultaneously draws the soiled liquid back out. Working in controlled passes keeps the fabric from taking on more moisture than it should.

5

Spot Treatment

Any marks still visible after extraction are treated individually according to type, whether organic, protein-based or oil-based, with the fabric monitored throughout so colour and texture stay intact.

6

Final Check & Drying Advice

We walk the piece with you against what was agreed at the assessment, then advise on ventilation and fan placement for the drying period. If anything within scope was missed, the 48-hour revisit applies.

Fabric Types

Fabrics We Work With

Upholstery fabric is not one material. How much moisture a piece can take, and how it behaves once wet, varies considerably.

Send us a photo of your sofa on WhatsApp and we can usually tell you what we are dealing with before we arrive.

View All Services

Microfibre & Suedette

The most common upholstery fabric in Singapore homes and generally the most straightforward to clean. The tight weave holds soiling near the surface, which responds well to extraction. Water marks can show on some microfibre finishes, so we work in even passes across a full panel rather than spot-treating in the middle of it.

Linen & Cotton Blends

Natural fibres are more absorbent, so moisture control matters more here than on synthetics. We use lower moisture and shorter passes, and extract thoroughly so the fabric is not left damp. Lighter linens can be prone to watermarking, which is one of the things we check for at the assessment.

Velvet & Pile Fabrics

Velvet has a directional pile, which means it can look patchy if handled inconsistently. We work with the nap and keep moisture low, and we set expectations honestly beforehand. Some velvets are not suitable for wet extraction. We will assess yours first and tell you plainly.

Sectionals & L-Shapes

Larger pieces need more time, and the seams where sections meet tend to collect the most. We treat each module as its own panel so the finish stays even across the whole piece rather than showing where one section ended and the next began.

Armchairs & Dining Chairs

Smaller pieces are often booked alongside a main sofa and cost less per item when done in the same visit. Dining chair seats in particular take a lot of daily contact, and the difference after extraction usually shows more clearly than people expect.

Cleaning Methods

Steam Cleaning vs Deep Extraction for Fabric Sofas

Both are legitimate sofa cleaning methods used across Singapore. Here is how they differ, and why our fabric sofa cleaning service is built around deep extraction rather than steam alone.

Steam Cleaning

Uses hot vapour to kill germs, bacteria and dust mites on the surface of the fabric. It sanitises effectively but does not physically draw dirt and moisture back out, so heavier embedded soiling and set-in stains are only partially addressed.

Deep Extraction (Our Method)

Heated solution is worked into the fibres and then drawn back out with the dissolved soiling, rather than left to evaporate. This is why we use extraction as our default fabric sofa cleaning method — it reaches further into the fibre and removes more of what steam alone leaves behind.

Which Should You Choose?

For most fabric sofas — microfibre, linen, cotton blends and sturdier synthetics — extraction gives a deeper and longer-lasting result. We also apply the same extraction approach to carpet & rug cleaning and curtain cleaning, so the method stays consistent across your home.

Who Books This

When Fabric Sofa Cleaning Is Worth It

Regular vacuuming handles the day to day. These are the situations where deep extraction makes a difference you can actually see.

Households With Pets

Fur and dander work down between the fibres and along the seams where a household vacuum cannot follow. Most pet households book upholstery cleaning every three to four months rather than annually.

Homes With Young Children

Spills, food and constant contact leave their mark on a family sofa faster than anywhere else in the home. Deep extraction handles what wiping and spot cleaning gradually build up over.

Allergy-Sensitive Households

Fabric upholstery holds dust in a way hard surfaces do not. Extraction lifts a good deal of what has settled into the fibres, which many households find makes a noticeable difference to a room.

Before or After a Move

Moving is the natural point to have upholstery cleaned, whether you are handing a furnished unit back or bringing your own sofa into a new home before everything is arranged around it.

Offices & Waiting Areas

Reception seating and breakout furniture take constant use and are among the first things a visitor notices. We schedule commercial upholstery work outside your operating hours.

As Regular Maintenance

Most households book fabric upholstery cleaning every twelve to eighteen months. Booking on a cycle keeps soiling from reaching the point where it becomes difficult to shift.

What to Check When Comparing Quotes

Sofa cleaning quotes in Singapore vary widely, and the gap usually comes down to licensing, equipment and whether the quoted figure is the figure you actually pay. These are the questions we would ask any cleaning company, including ours.

FAQ

Fabric Sofa Cleaning Questions

Everything you need to know, answered honestly. No marketing fluff, just clear information before you book.

Chat on WhatsApp
How often should I have my fabric sofa professionally cleaned?
Every 12 to 18 months suits most households. Homes with pets, young children or allergy sufferers often prefer a shorter cycle of around three to four months, since fur, spills and daily traffic work into the fibres considerably faster in those situations.
Is deep extraction safe for delicate fabrics like velvet?
It depends on the fabric. Velvet and other pile or colour-sensitive fabrics are assessed before we begin, and we adjust pressure and moisture accordingly. If we believe a fabric is not suitable for our process, we will tell you before booking rather than risk damaging it.
Can you remove pet hair from deep within sofa cushions?
Our process combines thorough vacuuming with deep extraction, which lifts loose surface hair as well as hair worked down between the fibres and along the seams. Very heavily embedded hair in older upholstery may not come out entirely, and we will say so at the walkthrough.
Are your cleaning products safe for children and pets?
Cleaning products are selected according to the fabric and the cleaning requirement of each job, and for household spaces we use professional-grade solutions chosen with occupant safety in mind. If anyone in your home has specific sensitivities, let us know before the appointment so we can plan accordingly.
How long does fabric sofa cleaning take?
A single sofa typically takes 45 to 90 minutes depending on size and condition. Larger sectionals or multiple pieces take longer. We confirm an estimated duration together with the itemised quote before the appointment so you can plan your day around it.
How long will my sofa take to dry?
Because moisture is extracted rather than left to soak in, most sofas are dry within about four to eight hours with reasonable ventilation. Singapore humidity can extend this, so we advise on fan placement and airflow before we leave.
Can you remove old set-in stains?
We treat marks individually according to type, and many lift well. However, results depend on the fabric and how long the mark has been there. Some older stains that have penetrated the fibres may not lift entirely, and we will flag that honestly at the walkthrough rather than promise a result we cannot guarantee.
What is the 48-hour revisit guarantee?
If any area covered in the agreed service scope has been missed or falls short of the standard we discussed, contact us within 48 hours of the job and we will return to rectify it at no additional charge. It applies to the scope agreed at booking, not to results we flagged as uncertain beforehand.
How much does fabric sofa cleaning cost in Singapore?
Pricing depends on seater size, fabric type and condition. See our fabric sofa cleaning price guide above for a starting-price range, or message us on WhatsApp with a photo of your sofa for an exact itemised quote.
Do you use steam cleaning, deep extraction, or both?
We use deep extraction as our primary fabric sofa cleaning method, since it draws soiling back out of the fibres rather than leaving it to evaporate. See our steam cleaning vs deep extraction comparison above for more detail.
Do you clean sofas for offices and commercial spaces?
Yes. We provide fabric sofa and upholstery cleaning for offices, reception areas and commercial spaces island-wide, scheduled outside your operating hours where needed.
